answer:Better to take home loan. Would like to give my perspective when i took home loan. All the things which i am gonna tell you have been advised by my seniors who took home loans and their learnings per se. Always pay the required EMI. In case you have any extra amount to repay dont do it, better invest it in some other instrument that gives you better return. Try to make use of 200000 per annum tax saving on the home loan, the many years you can manage to reduce your taxable salary that much is the advantage for you. Say you are in 30% tax bracket you will be saving 60k on tax that otherwise would have not been saved if you repay quickly. Note that as many years you avail this advantage that much saving you could be doing. I ma not using numbers here just giving you an idea you can do the numbers based on your loan amount and emi. The extra amount you can save it otherwise in some other instrument such as mutual fund where you get 12% returns easily and that amount is available to you incase u need liquidity. Always never close your home loan, better invest the extra amount you are willing to repay in other investment options. It may be as less as some 2k or 3k per month. Suppose you have a vehicle loan, things will be different you dont have any advantage or very little advantage if you follow the above technique. Edit 1: Incase your home loan is high where the annual intrest you are paying is way high than 2 lakh, then my suggestion isnt gonna work. Only for loans that have annual intrest around 2 lakhs will be making benefit.
